Pentarq have a long established reputation for valuation work and are panel valuers for an extensive number of mortgage lenders.
We operate the electronic survey system 'Quest' which is designed to enable panel surveyors to efficiently receive and distribute instructions securely online. This system gives us the ability to generate and complete mortgage valuation reports for a large number of mortgage lenders.

HOME REPORTS
From 1 December 2008 a Home Report has been required by law for homes in Scotland that are marketed for sale. A Home Report consists of:
- a Single Survey report and valuation The single survey is an objective report that includes detailed information on the type, accommodation, age, construction and condition of the property. It provides a detailed report on the condition of the property, with repairs allocated to one of three categories according to their urgency. It also includes a short audit of the house that details its accessibility features. By law a chartered surveyor, who is a member of the RICS, must carry out the single survey and valuation.
- an Energy Report with Energy Performance Certificate The report will show how 'green' the property is, will rate the home A-G for energy efficiency and recommend how to improve the property's energy efficiency. The energy report and EPC must be prepared by a RICS accredited surveyor and is produced using an approved software package. It should be noted that certificates prepared by alternative assessors are not acceptable under the Home Report legislation. - a Property Questionnaire The questionnaire will be completed by the home owner and provide general information such as services suppliers, detail of any alterations/extensions to the property, heating, council tax band etc.
- a Mortgage Valuation Report (MVR) A generic MVR is a document that a prospective purchaser may take to a lender to discuss a mortgage. It is not a legal requirement of a Home Report but will be included unless the seller specifically advises that they do not wish it to be.

Sellers should allow up to two weeks for the completion of the single survey, valuation, energy report and Energy Performance Certificate, however it may take longer than two weeks for a very large or remote house.

- Non-Domestic Energy Reports and EPC's
Certain types of Non-Domestic buildings (non dwellings) that are sold or leased require an Energy Report & EPC.
Public buildings with a floor area of 1000m2 or more also require an Energy Report & EPC.
